Description

The object of this project was to develop a database of operations and maintenance (O&M) procedures and documentation of the impacts that different O&M practices have on the costs of owning and operating the equipment, as well as other related benefits. The information will assist in the development of O&M related educational materials, guidelines, standards and handbook editions.

A literature search was conducted and 31 building owners, operators and O&M professionals were surveyed to identify the HVAC/R equipment that experts felt was most critical to operate and maintain properly. Chillers, boilers, air handlers, cooling towers, packaged rooftop equipment, pneumatic air compressors and food refrigeration equipment were among the highest ranked. Operations and maintenance data was collected for over 53 types of HVAC/R equipment, with an emphasis on the high priority equipment. Document/datatypes collected included manuals, catalogs and cut sheets from manufacturers and vendors, books from technical bookstores, technical papers, periodical articles, and a few owner O&M procedural manuals.

The project philosophy was to compile and organize the material so that it is pertinent, comprehensive and accessible. A key focus was to catalog the material to ensure its accessibility by the users.
